Source & Contract
With designs finalized, contractors bids are the next step to determine project costs. Once pricing comes in, we can than execute the investment agreement.
Fund & Improve
Noctua will fund project costs immediately. Simply submit contractor invoices and expect cash in your account ASAP. As projects are completed, Noctua will provide a quality review of project work.
Market & Closing
After improvements it's time to list the home. Noctua will support selling costs including staging, marketing, and moving related costs. You don’t pay until after closing.

The equity-based lending industry has been growing thanks to FinTech companies utilizing forms of equity agreements, a payment free alternative to traditional financing.
These agreements exchange a piece of your equity for liquid cash to complete your desired home renovations (see list of approved projects and services above).
This trade-off allows the homeowner to avoid paying monthly payments and stringent debt terms. Noctua is compensated after the eventual closing of the property.
This relationship incentivizes all parties involved to collaborate toward maximizing the property’s value.
